Underperformance Analysis
Most institutional investors hold some multifamily assets that don’t deliver the financial results projected at the time of underwriting.  While weakness in the U.S. economy or local rental market may lead to underperformance, the more frequent cause is at the property level—lax execution of  Performance FundamentalsSM.  NOI analyzes shortcomings in execution and creates an achievable operating plan for improvement.  Our services include:


"Zero-based" financial analysis to identify conspicuous variances to investor expectations, the competitive set, and NOI’s benchmarks;
 
Property visits by our on-site audit team to evaluate all operating functions: management, administration, marketing and leasing, tenant relations, maintenance, the physical plant, and performance reporting;
 
A written operating plan containing specific recommendations with regard to best practices for all operating functions, capital planning, and staffing;
 
A month-by-month forecast of revenue growth, operating expenses, and capital expenditures from implementation through stabilized performance;
 
A web conference or in-person meeting for the client to raise questions, discuss implementation strategies, or challenge our findings; and
 
Follow-up monitoring and site visits as requested.
