NOI Capital Partners offers property management aimed at realizing an asset’s maximum net operating income.  Historical underwriting criteria alone are not a sufficient standard.  Full potential is a dynamic target that requires real-time reassessment.  Our revenue focus is economic occupancy; our expense methodology is zero-based budgeting.

Over the past downturn year in Houston, NOI has been dramatically more effective than our competition.  We held average net rents steady while competitors’ rents plummeted 7.4%, and we built a five-percentage-point lead in occupancy.  Compared to one year ago, our average asset’s net operating income has bucked the prevailing trend and jumped 6.1%.

NOI has special competence with goal-specific management assignments, such as repositioning assets or preparing them for sale or refinance.  In addition, we provide purely analytical consulting services, which can be conducted under the radar, without the knowledge of your operating partner or property manager.  Our focus in all engagements is on strong execution of the Performance FundamentalsSM.
